    Noise from outside the hotel. Bins were emptied by the council every day, some days before 07:00am.

    Nice little guest house. Great view from our bedroom...always nice to see the sea. Short walk to beach and nice pubs and restaurants.

    No elevator means luggage must be carried upstairs.

    The owners were very friendly and accommodating. Myself and several other guests were staying over as we were running the Brighton Half Marathon the next morning. The normal time for breakfast on a Sunday was from 8.30am but to accommodate for all the runners requiring breakfast earlier, the owners kindly started breakfast from 7am. Our room was very nicely decorated, spacious and extremely comfortable.

    When we arrived at the guest house we were waiting for 5-10 minutes before the owner came to reception - however, we did arrive just before the 2pm check-in time so I feel this was excusable. It was a little noisy within the guest house - we could hear other guests talking, banging of doors and creaking of floor boards etc, although I think this is to be expected of a small guest house. These are only two very minor complaints and it would definitely not stop me from staying here again - it is a lovely little guest house and great value for money when compared to the rest of the hotels in Brighton.

    The manageress went out of her way to help me, she was very kind and helpful beyond what I expected. The room was perfect, even down to the small details. It was well decorated, warm and well equipped. The house was very clean and tidy. Breakfast was very nice and there was a good selection. It is very, very close to the sea and shops. I would definitely recommend the guesthouse and would stay again.

    Parking can be an issue - if you need to park late then please get advice on where to park in advance, street parking fills up quickly. The manageress was very helpful in giving advice on where to park. The room I was in was noisy - I could hear other guests leaving and entering the hotel late at night and I could hear all the traffic and people passing by the window all night.

    Guest house was lovely, so clean and beautifully decorated. The owners were very friendly and very accommodating indeed and really helped us with our parking problem.(Brighton and Hove has limited parking) The breakfast was delicious with huge portions. The room we had was absolutely lovely. I would recommend this guest house to anyone! We will definitely go back!

    Relaxed and very friendly. We loved it. Very good breakfast Full English and in addition there were juice, milk, cakes, youghurt etc. Nice breakfastroom. Lots of teas and coffee in the room. Clean, nice room in quiet area. A 15 minuts walk from the railwaystation.

    Wifi-connection in the room was very, very poor. Worked fine in the breakfastroom.

    Prices in Brighton are high, especially during this conference time, so compared to other places this guesthouse was good value. Breakfast times advertised were late, but the staff were very willing to start breakfast earlier, so this worked well.

    A nice, quiet locality and an easy walk to town, with friendly and helpful staff. The presentation of the room was outstanding, and was the best b&b on our travels.

    The bed seemed to need a bit of levelling and we managed this by wedging some cloth under a couple of the legs. The absence of a hairdryer was also noted.
